What does Avesta charge for property management?
Our management fee is a percentage of monthly rent collected. The exact rate depends on the size of your portfolio and the level of service. We'll walk you through it during a free evaluation. No hidden markups on maintenance, and the management fee is only charged on rent we actually collect.
What's included in the management fee?
Marketing, tenant screening, lease drafting and renewals, rent collection, maintenance coordination, monthly owner statements, and an annual year-end summary. Anything outside that (major capital projects, insurance claims, RTB hearings) we discuss in advance.
How do you find tenants?
We list on the major Canadian rental sites and our own website, and a meaningful share of placements come through word of mouth, local Sea-to-Sky referrals, and walk-in traffic to our Cleveland Ave office. The phone gets answered in real time, and viewings are run by someone who actually knows the unit.
How do you screen applicants?
Income verification, employment confirmation, credit check, current and prior landlord references, and a face-to-face meeting at the viewing.
How quickly are maintenance issues handled?
Urgent issues are prioritized through our 24/7 line and we respond as quickly as we can. Routine work goes out to our trades network and is scheduled in turn.
Do you manage stratas as well as individual rentals?
Yes. Our strata team supports small and mid-sized buildings across the corridor: council meetings, financials, AGMs, bylaws, and the contractor relationships we've built over the years. Strata and rental work are run by separate teams under the same roof.
